Cancellation policy
- More than 14 days before check-in — full refund minus any transaction fees
- 7–14 days before check-in — 50% refund of the accommodation total (cleaning fee refunded in full)
- Less than 7 days before check-in — no refund
All refund requests must be submitted via the contact form on our FAQ page. Refunds are processed within 5–10 business days via the original payment method.
Fees
- Cleaning fee AUD $120
- Security deposit Authorised (held) on your card at check-in — not charged. Released within 7 days of checkout if no damage is reported. AUD $500
- Minimum stay Varies by date — typically 2 nights, may be 1 night to fill gaps or longer during peak periods. Varies
Check-in & check-out
- Check-in: from 2:00 pm
- Check-out: by 10:00 am
- Self check-in via lockbox — door code and arrival instructions sent by email on the morning of check-in
House rules
- Maximum 5 guests
- No parties, events, or schoolies
- Quiet hours: 10:00 PM – 7:00 AM
- No smoking inside the property
- No pets
- No parking on the lawn
- Please rinse off sand before entering indoor areas
- BBQ must be cleaned after use (cleaning fee may apply)
- Report any damage or issues promptly
- Shoes off indoors please
- No food in bedrooms
- Leave the property in a reasonably tidy condition
Important: Any parties or disruptive behaviour may result in immediate termination of the stay without refund.
Payment
Full payment is required at the time of booking. Payments are processed securely via Stripe. Your card details never touch our servers. All prices are in Australian Dollars (AUD) and include GST.
Damage & liability
Guests are responsible for any damage to the property, its contents, or surroundings that occurs during their stay — including damage caused by additional guests or visitors.
- The security deposit is authorised (held) on your card — it is not charged unless damage is claimed.
- If no damage is reported, the authorisation is released in full within 7 days of checkout.
- If damage occurs, the relevant amount will be captured from the held authorisation to cover repair or replacement costs.
- If costs exceed the security deposit, the additional amount will be charged to the card on file.
- Any damage must be reported to us promptly — failure to report may affect the outcome of any dispute.
- We reserve the right to make a damage claim up to 7 days after checkout.
We strongly recommend guests take out travel insurance that covers accidental damage to rental accommodation.
